Building Safety Bill up-date

Likely become law in summer 2022 with a transition period of 4-5 years

Purpose is to prove that the building is safe to live in and will include:

  • External wall surveys
  • –Intrusive fire risk assessments
  • –Fire Strategies and possible structural reports
  • –Other compliance areas inc asbestos, water hygiene and electrical safety
  • -Resident engagement strategy and complaint mechanism
  • –Golden Thread of building information

•Since 2019, we’ve had a dedicated resident led forum focusing on fire and building safety which meets quarterly. The group has played an active role in shaping our fire engagement strategy and our reporting compliance.

Moving forward

Moving forward THH will need to:

  • Inspect front entrance doors at least once per year (possibly twice?)
  • Inspect electrical systems in all homes every 5 years
  • Give residents access to more information about their home – servicing performance etc
  • Provide a named contact (Building Safety Manager) for each building who they can contact and submit concerns to
  • Work with those residents with disabilities or impairments to make a plan for what they should do in the event of a fire
  • Complete all works identified through surveys
  • For new buildings comply with the new planning gateway to consider fire safety

Waste Management

Residents will undoubtedly be aware of the ongoing challenges faced by the Council in the delivery of its waste collection and recycling services. The Council has developed an improvement action plan to address these challenges and is working closely with THH and other social landlords as part of this process. In recognition of the need to improve communication with residents, the Council has agreed to send regular updates on any missed collections to TRAs should they wish to sign up for this service. Updates will be provided from an unmonitored inbox, and any service requests will need to be logged with the Council in the normal way. The service will require TRAs to supply a generic TRA email address as opposed to personal email addresses of individual office bearers.

Parkview Residents Association has signed up to receive regular up-date on potential missed bin collections.
